Before hurricane season
- ✓
Review the insurance policy, deductibles, flood coverage, and required protective actions.
- ✓
Inspect shutters and label panels or hardware by opening.
- ✓
Service the generator, test smoke and carbon-monoxide alarms, and confirm surge protection.
- ✓
Choose who is authorized to prepare the home and define the trigger for action.
- ✓
Photograph the roof, exterior, windows, lanai, landscaping, and contents as a baseline.
When a named storm may affect the area
Follow official forecasts and local emergency instructions. Confirm the home's occupancy status, remove or secure outdoor furniture and loose objects, prepare shutters under the agreed plan, check drains and gutters where accessible, set refrigeration and power-loss plans, and verify that the owner can receive updates.
A local representative should not be expected to work during unsafe conditions or after evacuation deadlines. The written plan should explain when preparation stops and personal safety takes priority.
After the all-clear
Wait until authorities permit safe travel. Then inspect the property in a consistent order, document conditions before moving debris, identify urgent water or electrical risks, and update the owner. Even when the home appears intact, confirm power, A/C, refrigeration, pool equipment, drainage, roof and ceiling conditions, and internet-connected monitoring.
